BROKERAGE DISCLOSURE
Know who provides the service—and what each service relationship means.
iLISTuRENT is a landlord-facing rental-listing service offered through Eagle Premier Realty LLC, a Florida real estate brokerage. Eligible rental listings are reviewed through the brokerage before MLS activation, while the landlord’s responsibilities depend on the service purchased and any written agreement in place.

WHO DOES WHAT
Three roles, one clearly defined service path.
The brand, brokerage and landlord each have a different role. The written package or service agreement determines what Eagle Premier Realty LLC is engaged to handle.
iLISTuRENT
The landlord-facing service experience
iLISTuRENT provides the website, package choices, intake workflow and service information used to start a rental-listing request.
BROKERAGE
Eagle Premier Realty LLC
The licensed brokerage reviews submitted rental information, handles the MLS component of qualifying listings and performs any other brokerage services that are specifically included in the purchased service or a separate written agreement.
LANDLORD
The owner remains responsible for the work not purchased
Under an MLS-only package, the landlord generally continues handling access, showings, prospect communication, applications, screening decisions, lease decisions and ongoing management unless another written service expressly provides otherwise.
SERVICE SCOPE
The service you purchase determines the work the brokerage is engaged to perform.
Adding one service does not automatically add unrelated leasing or management responsibilities. Scope, availability, pricing and responsibilities are controlled by the applicable package terms and written service agreement.
MLS-ONLY
Flat-fee listing support
Designed for landlords who mainly want professional MLS listing support while remaining hands-on with the leasing process.
Does not automatically include: tenant placement, lease administration or ongoing property management.
TENANT PLACEMENT
Broader leasing assistance
May include pricing, marketing, prospect communication, showings, application and screening support, and lease or move-in coordination under a separate service arrangement.
After placement: ongoing management remains with the owner unless property management is separately engaged.
PROPERTY MANAGEMENT
Ongoing rental oversight
Ongoing services may include rent collection, tenant communication, maintenance coordination, inspections, renewals and turnover, as defined by a separate written management agreement.
Separate agreement: property management is not created by purchasing an MLS package or by contacting iLISTuRENT.
CLEAR BOUNDARIES
A website visit or package purchase does not create services that were not agreed to.
Before relying on iLISTuRENT or Eagle Premier Realty LLC to perform a leasing or management task, confirm that the task is included in your package or a separate written agreement.
No automatic property management: an MLS package does not by itself create an ongoing management relationship.
No automatic full-service leasing: MLS-only does not by itself transfer showings, screening, applicant decisions or lease coordination to the brokerage.
No guarantee of third-party display: eligible MLS syndication remains subject to MLS settings, property eligibility and third-party platform rules.
No legal or tax advice: use qualified legal or tax professionals for advice specific to your circumstances.
FLORIDA BROKERAGE CONTEXT
The written agreement—not this webpage—defines the actual brokerage service.
This page explains iLISTuRENT’s service structure in plain language. It does not replace any agreement, disclosure, MLS rule or legal requirement that applies to a particular transaction.
FLORIDA LAW CONTEXT
Brokerage duties depend on the relationship and agreement.
Florida law recognizes transaction brokerage and single agency as authorized brokerage relationships. The relationship and duties applicable to a particular transaction depend on the circumstances, written agreements and Florida law.
RENTAL TRANSACTIONS
This page is a service disclosure—not a substitute for transaction documents.
Florida’s statutory brokerage-relationship disclosure requirements in §475.278 apply specifically to residential sales, even though rental activity is regulated brokerage activity. Your rental service agreement and other required transaction documents control the actual scope of services.
Important: If a contract, listing agreement, management agreement, MLS rule or applicable law differs from this general website summary, the controlling document or law governs.
COMMON QUESTIONS
A few things to know about the brokerage relationship.
Use the written package terms and service agreement for the exact scope of your transaction.
QUESTION
Is iLISTuRENT itself the brokerage?
iLISTuRENT is the landlord-facing service and website. The real estate brokerage behind the MLS and other brokerage services is Eagle Premier Realty LLC.
QUESTION
Does buying an MLS package make Eagle Premier Realty my property manager?
No. Property management requires a separate service arrangement and written management agreement.
QUESTION
Who makes applicant and tenant decisions under MLS-only?
The landlord generally remains responsible for lawful applicant and tenant decisions unless a separate written service specifically provides otherwise.
QUESTION
What if I want the brokerage to handle more?
Ask about optional services, tenant placement or property management. Availability and scope can depend on the property, service area and requested work.
